Owner Must Sell

was 120 hectares, has sold 80. access to 40 80. new owner says no.Must pay. By using this access for 30 years?
My uncle owned 120 hectares, but due to age and illness sold 80 acres to a neighbor. The 40 hectares are accessible through the 80 acres and now the owner New Land said he did not have access unless you pay. You should check the County Recorder's Office servitude. If not, you screwed up when it sold the land to others.
